Porch Repair Cost: Sinking, Pulling Away, Rotted Ledger and Steps (2026 Baseline)

Six front porch repairs priced line by line: a sunken corner jacked and shimmed, new footings and posts, a porch pulling away from the house, both at once, a rotted ledger, and sunken steps. Every line itemized, with crew hours.

Direct answer: Fixing a sinking or separating wood front porch has a direct job cost of $312 for jacking and shimming one sunken porch corner up to $3,923 for replacing a rotted porch ledger. At illustrative markups of 30% to 100%, that is a selling price of about $406 to $624 for the first and $5,100 to $7,846 for the second. Direct job cost is labor and materials only, with no contractor overhead or profit, and is not a price: no contractor performs work at job cost. Permit and inspection fees are not included.

Materials include allowances. Illustrative selling price is the job cost at a 30% to 100% markup; your price depends on your own overhead and profit. Labor hours are a planning range and include setup, daily cleanup and material runs; they are never a charge to the customer. Permit and inspection fees are not included; requirements vary by jurisdiction.

Which price is closer to yours?

  • Low-Overhead, +30%: A handyman or owner-operator who does the work with a small crew and no office. Usually the lowest quote. The owner handles scheduling, questions and callbacks around the work itself.
  • Established, +50%: A remodeling company with a crew, an office, insurance and someone to answer the phone. Close to the average remodeler's overhead in the National Association of Home Builders cost-of-doing-business survey.
  • Full-Service, +100%: A design-build firm with designers, a salesperson and a project manager who runs the job. The extra pays for planning, coordination and one point of contact from design to final inspection.

Higher markup means more business behind the job, not by itself better work, and a lower markup is not by itself a better deal. For contractors: how each markup splits into overhead and profit is in the overhead categories guide.

Each build in detail

A. Jack and shim one sunken corner: $312

One corner post settled about 1.5 in on a sound footing. Crib beside the post, jack the beam back to level, shim the existing post with a structural shim or bearing plate, and re-secure it. No new footing or lumber. Labor is $202 of the $312 job cost, or 64.7%. It is about 1 to 4 hours of work, including setup, daily cleanup and material runs.

Hours are person-hours at typical production, on labor rows only, and the direct-cost row adds about 15% for setup, daily cleanup and material runs; an allowance or material row names the labor line that installs it, and a subcontract row has none, because the sub’s price includes their own time. Some labor quantities include a difficulty factor, so they can exceed the measured area; each row’s derivation is in the downloadable data.

B. Two new footings and posts: $1,520

The sunken side's footings have sunk too. Shore the beam, dig and pour two 42 in footings with galvanized standoff bases, set new treated 6x6 posts and fasten the beam back to them. Labor is $1,070 of the $1,520 job cost, or 70.4%. It is about 10 to 17 hours of work, including setup, daily cleanup and material runs.

Methodology & reproducibility

6 snapshots, one per build. Each build is frozen from its own estimate run with the same old work, system type and takeoff pinned, so the builds differ only in what is being built.

Direct cost equals the sum of each row’s rounded quantity × (labor + material + other). Amounts are shown in whole dollars; every column adds to its total.

Scope selection, prose accuracy, arithmetic and provenance mapping reviewed; not independent market-rate verification.

Questions

Can I jack and shim a sunken porch corner myself?

When the corner settled on a footing that has stopped moving and the post and beam are solid, jacking and shimming is the cheapest fix: $312 in job cost, $406 to $624 from a contractor. Set the jack on solid cribbing, never on soil, and never work under a porch held only by the jack. Call a pro if the footing keeps sinking, the post or ledger is soft, the porch roof is sagging too, or the porch has pulled away from the house.

How much do new porch footings cost?

Two new frost-depth footings with new 6x6 posts on post bases come to $1,520 in job cost, $1,976 to $3,040 from a contractor, or about $760 each before markup. Long Island Deck Co. publishes $800 to $1,800 installed per footing including the post. Rock, roots or old concrete at footing depth cost more.

What does it cost to fix a porch pulling away from the house?

Pulling it back, through-bolting a sound 16 ft ledger, two lateral load connectors, new flashing and a siding patch: $1,518 in job cost, $1,973 to $3,035 from a contractor. A minor ledger reattachment with flashing alone publishes at $800 to $1,200 installed. The lateral load connectors (IRC R507.9.2) tie the porch to the house floor framing so it does not pull away again.

How much more is a rotted ledger?

Replacing the rotted ledger, sistering three joist ends and replacing about 12 boards comes to $3,923 in job cost, $5,100 to $7,846 from a contractor. Published prices run $1,400 to $2,800 to replace a ledger with flashing and $150 to $350 per joist. If the rot runs into the house rim behind the ledger, the job grows: one contractor publishes $2,500 to $5,000 or more.

Do porch steps need a handrail?

Yes, once there are four or more risers, and three steps up to a porch is usually four. The rail goes on at least one side, 34 to 38 in above the step nosings (IRC R311.7.8). Rebuilding three steps with a pad, stringer hangers and one handrail is $1,495 in job cost. HomeGuide puts a stair replacement without the pad or rail at $500 to $1,500 installed.

Do I need a permit to fix a porch?

New footings and a re-fastened or replaced ledger usually need one; a shim fix or replacing a few boards like for like often does not. Fees are small next to the work: $100 in Social Circle, Georgia, and $189 for a 96 sq ft porch in Columbus, Wisconsin. Check with your building department before you start.

Does an old house mean lead-safe work?

Only when the work disturbs paint. On a house built before 1978, federal lead-safe rules apply when more than 20 sq ft of exterior painted surface is scraped, sanded or cut. Jacking and shimming a post or pouring new footings does not. Tearing out painted porch boards or trim does, and the containment, cleaning and waste handling add about $685 to the job cost.

Is the markup on top of these numbers?

Yes. Direct job cost is what the repair costs a contractor to perform. The markup table shows what it sells for at illustrative markups of 30% to 100%, from a low-overhead owner-operator to a full-service firm.
